Canyon Road Development
Narrative
Street
The 2 adjacent parcels are located on a recently re-constructed, busy
arterial in South Pierce County. Canyon Road, the affronting street, is a
4-lane road with lighting, sidewalks and street landscaping.
Sanitary Sewer
1 - 6” Sanitary Sewer has been extended to serve the parcels, allowing for
the service of one building. The sewer is extended to the edge of the
parcels and will need to be extended to the proposed building pad through
the Pre-Treatment process with Pierce County Utilities.
Water
An 8” water has been extended to the site, allowing for the construction
of a " re system and the domestic service to the building. Storm Drainage
The storm drainage will consist of a water quality system and a detention
system for controlling the peak runoff from the site. The site will
discharge the increased volume to Canyon Road and ultimately into the
privately-owned storm pond downstream. The pond volume has already been
purchased and will be assigned to the new landowner.
Zoning
The site is zoned Neighborhood Center (NC) and is located in the
mid-county community plan area. This zoning allows for medium-density
residential (8 du/ac min to 16 du/ac. Max). Most commercial uses are also
